Palm Beach Area Residential Sales Show Strong Growth in Early 2025

Palm Beach County saw a 3.3% increase in total residential sales in January 2025, with single-family home sales up 4.81% and condo sales rising by 1.3%. 

Median prices for single-family homes rose by 5.69% to $650,000, while condos saw a 1.54% increase, reaching $330,000.

Palm Beach County’s residential real estate market experienced notable growth in January 2025, with overall home and condo sales rising by 3.3% compared to the same period in 2024, according to the Miami Association of Realtors. The county saw an increase in total transactions, from 1,444 to 1,491, with single-family home sales rising 4.81% and condo sales up by 1.3%. 

West Palm Beach, in particular, continues to stand out, leading the nation in all-cash residential purchases. This trend highlights the area’s resilience against rising mortgage rates, as stated by 2025 JTHS-MIAMI President Ginenne Boehm. 

Home prices in the region also saw significant appreciation. The median price for single-family homes increased by 5.69% year-over-year to $650,000, while condo prices rose by 1.54%, reaching $330,000. Meanwhile, the inventory of homes and condos surged by 32.5%, with active listings growing from 10,685 to 14,159. Despite these price increases, market conditions varied across property types. Single-family homes continue to favor sellers, with a 5.5-month supply of inventory, while condos have a 9.7-month supply, reflecting a buyer’s market. 

In terms of sales volume, the market saw a 25.45% increase, with total dollar volume reaching $1.6 billion. Distressed sales remained minimal, accounting for just 1.2% of all closed transactions, significantly lower than the national average of 3%. Cash transactions remained a dominant force, comprising 56.2% of all closed sales in January 2025. This is nearly double the national average and highlights the continuing strength of Palm Beach County’s real estate market, particularly in the luxury and investment segments.
